An EPC for your property
Homeowners & sellers
Understand your home’s calculated energy performance and recommendations before a sale or improvement project.
Landlords & rental homes
Check existing certificates and arrange residential assessments where a new EPC is needed.
Commercial premises
Non-domestic assessments matched to building use, complexity and fixed heating, cooling and lighting systems.
Agents & portfolio managers
Coordinate assessments and track certificates, ratings and planned improvements across several properties.
What the assessor records
An EPC uses an approved calculation method. The information collected depends on whether the building is domestic or non-domestic.
Size, layout & construction
Record the building’s dimensions, layout and relevant construction details, with activity areas considered for commercial premises.
Insulation & building fabric
Gather available evidence about walls, roofs, floors and insulation. Assessment conventions may require assumptions where evidence is unavailable.
Heating & hot water
Record relevant heating and hot-water systems and controls used within the property.
Glazing & fixed lighting
Assess windows and fixed lighting as part of the building’s calculated energy performance.
Commercial fixed services
For non-domestic buildings, consider relevant cooling, ventilation, lighting and other fixed services, with competence matched to building complexity.
Your rating.
Your improvement options.
Your EPC records calculated energy performance on an A–G scale, with A the highest rating. It includes property details and recommendations for improvement.
The lodged certificate can be viewed on the official register. Recommendations support planning; an EPC does not replace a structural survey, electrical inspection or gas safety check.
What your EPC provides
- Current energy rating and property details
- Recommendations for energy improvements
- Potential rating where shown
- A lodged record available to view online
Clear ratings. Informed planning.
- Domestic or non-domestic assessment matched to the property.
- Accredited assessor and official certificate lodgement.
- Recommendations to support future efficiency planning.
From booking to lodged certificate
Confirm the property
Establish domestic or non-domestic use and share the building’s size and basic details.
Arrange the assessment
An appropriately accredited assessor records the information needed for the calculation.
Calculate & lodge
Process the data using approved software and lodge the completed certificate on the official register.
Receive & review
Receive the certificate details, view the online record and consider its improvement recommendations.
Check your existing EPC first
Check the official register before commissioning a new assessment. An existing certificate may still be valid, while a newer lodged EPC becomes the current record.
- Look for the property’s existing registered certificate
- Check which lodged certificate is the newest
- Review certificate needs before sale or letting
- Consider reassessment after major energy improvements
Domestic and commercial.
The right assessment.
Homes & residential property
A domestic assessment is normally non-destructive. Provide access and available evidence about insulation, heating and previous energy improvements.
- Share evidence of insulation and energy improvements
- Arrange access to relevant rooms and systems
- Use the recommendations to plan suitable upgrades
Business premises
A commercial assessment may need floor plans and technical information about activity zones, controls and fixed services. The scope depends on building complexity.
- Provide floor plans and fixed-service information where available
- Identify heating, cooling, ventilation and lighting systems
- Confirm the scope and commercial quotation before booking
Plan improvements with the findings
Recommendations may cover insulation, heating controls, lighting, glazing or heating-system upgrades. Consider technical suitability and cost when deciding what to prioritise.
For rented property, check the applicable energy-efficiency requirements and any exemptions before committing to works. Keep certificate details and improvement records organised.

Frequently Asked
Questions
What does an EPC tell me?
It shows a building’s calculated energy performance on an A–G scale and includes recommendations that may improve efficiency. It is not a structural survey or a gas or electrical safety inspection.
How can I check whether a property already has an EPC?
Use the official GOV.UK Find an Energy Certificate service. Search by postcode and address or by certificate number to find existing records for homes and business premises.
How long is an EPC valid?
An EPC normally lasts for 10 years. If a newer certificate is lodged for the same building or unit, that newer certificate becomes the valid record.
Are domestic and commercial EPC assessments different?
Yes. Non-domestic assessments consider the building’s use, activity zones and relevant fixed services. The assessor’s accreditation and competence must match the property and its complexity.
Who produces the certificate?
An accredited energy assessor working through an approved accreditation scheme produces the EPC and lodges it on the official register. Domestic and commercial assessments require the relevant competencies.
Do energy improvements automatically require a new EPC?
Not automatically. A new assessment can be useful after major improvements if you want the registered certificate to reflect the improved performance.
What should I provide for a commercial assessment?
Share available floor plans and information about building fabric, activity areas, heating, cooling, ventilation, lighting and controls. The assessor can confirm the information needed for the specific property.
